Here is what we did in our first year of managing two local HOAs (composite used to show variety) that switched to us:
- Completed major siding & trim repairs*
- Repaired, then re-coated their balconies* for the first time in over a dozen years
- Painted the complex* using a new & improved color scheme recommended by a professional color consultant
- Repaired &/or replaced all fences and gates
- HOA #1 - Wrote a landscaping specification, put it out to competitive bid, and hired a new landscaper
- HOA #2 - Got a professional landscaping design* and have a major landscaping upgrade planned for next year
- Re-wrote their rules & guidelines, including rules for air conditioners, satellite dishes, exterior decorations, and a host of other hot button topics. The re-write also clarified responsibility for sewers & drains, fences & garage doors, rodent & insect control, etc.
- Implemented a permit parking system to allocate parking stalls in a more equitable manner
- Put word-searchable versions of the association’s governing documents, rules, minutes, and insurance information on Google Drive so all board members can access them at any time.

THE RESULTS
- The building exteriors, balconies, fences and landscaping at both communities are in their best shape in years.
- Clear, comprehensive, and enforceable rules are in place which has led to greater compliance among the residents
- Parking problems have become a thing of the past
- Due to our specification and the company we recommended, the landscaping at HOA #1 looks better than it has in years while this coming winter HOA #2 plans to do its first major landscaping upgrade in over 30 years
BOARD MEMBERS’ FOCUS HAS SHIFTED
Because the boards at both associations spend less time on routine operational matters and/or rule enforcement than in the past, they now spend their energy on higher level topics such as:
- Driving Down Costs - Including examining the reserve study for unnecessary / duplicate items (aka fat), inflated costs, and inaccurate life spans; proactively inspecting balcony joists / railing / floors; converting to LED lighting; purchasing vs leasing dumpsters; upgrading to smart irrigation controllers; etc.
- Updating the Bylaws & CCRs - We are providing significant input to HOA #1 as the new documents are being drafted. Our input will result in new and improved governing documents that define HOA vs owner maintenance responsibilities more clearly, streamline governance – particularly nominations, elections, and annual meetings – and better match the community’s culture and how it functions.
- Quality of Life Improvements - Such as upgrading the landscaping, installing more attractive lighting, adjusting the parking system to allocate spaces more fairly, implementing a proactive sewer line maintenance program (vs dealing with backups as they happen), improving signage throughout the community, getting satellite dishes out of view, and more.
